Jeff Schaffer, VP & Market Leader, Southern California, Enterprise Community Partners, will discuss the current trends in affordable housing development and preservation in Southern California through an exploration of the work of Enterprise Community Partners. Since 1982, Enterprise has raised and invested nearly $14 billion to help finance 300,000 affordable homes across the United States. The discussion will focus on how Enterprise helps channel capital to communities, as well as the role Enterprise plays as a leader in the affordable housing and community development policy arena, and will touch on topics including affordable housing finance, green building, and transit-oriented development. California's water supply is seriously dwindling. The first three months of 2013 were the driest on record and reservoirs in Northern California, which supply the majority of water for Southern California, are at frighteningly low levels. And it isn't expected to get any better soon. Studies also show that Southern California's other major source of water, the Colorado River, will not be able to keep up with the additional demand as a result of drought, population growth and climate change. And while commercial real estate accounts for approximately 12 percent of water use, it does not diminish the fact that there is a need for smarter, more efficient use of water in the built environment. Mr. Camara is a real estate transactional attorney who represents developers, builders, investors, lenders, and others involved in a wide range of commercial, industrial, residential, hotel, and resort projects. In 1987, he became the first Hispanic managing partner of a Top 50 Los Angeles County law firm and remains a senior member of Cox, Castle & Nicholson's Executive Committee. Mr. Camara will discuss how to successfully invest in real estate, understand the legal market and trends and the path to the top in a law firm while also investing in real estate. 2nd Annual Pircher, Nichols & Meeks Real Estate Joint Venture Transactions Competition

Ratkovich acquired the 1.8 million square foot property in June of 2013 for $241 million. The renovation of the mixed use property is budgeted at approximately $160 million.
