California's water supply is seriously dwindling. The first three months of 2013 were the driest on record and reservoirs in Northern California, which supply the majority of water for Southern California, are at frighteningly low levels.  And it isn't expected to get any better soon.  Studies also show that Southern California's other major source of water, the Colorado River, will not be able to keep up with the additional demand as a result of drought, population growth and climate change.  And while commercial real estate accounts for approximately 12 percent of water use, it does not diminish the fact that there is a need for smarter, more efficient use of water in the built environment. In 1987, he became the first Hispanic managing partner of a Top 50 Los Angeles County law firm and remains a senior member of Cox, Castle & Nicholson's Executive Committee. 2nd Annual Pircher, Nichols & Meeks Real Estate Joint Venture Transactions Competition

For decades, LTSC has been a leader in providing neighborhood-based solutions to address the critical needs of the community. With a particular emphasis on multifamily housing development, the discussion will touch on topics including permanent supportive housing, affordable housing development in California in the wake of the dissolution of redevelopment agencies and approaches to creating more sustainable neighborhoods in Los Angeles.
